We haven't paid much attention until now to 60 Beach Street, a 26-unit Tribeca condo conversion that's been kicking around in a partially sold state since early 2009. The building's nabbed one high profile buyer, Hugo Boss CEO Mark Brashear, but otherwise the names on the closing documents have been those of ordinary folks. The discounts have also been fairly standard for a project with less-than-perfect timing: between 8 and 18 percent off. Until now! The last listing recorded as in contract, PH1, has closed for $5,167,618. That's only 8 percent off the most recent asking price of $5.495 million, but it's a full 32 percent off the initial asking price of $7.65 million back in 2008. The savings? Probably useful for the $3,124/month in common charges, which will cover the owners taking Fido to the building's pet spa.
