Just over a year ago, a buyer paid a cool $12,982,687 for one of the penthouses at 255 East 74th Street, the new glassy condo from the folks at Hugh Hardy's H3 and SLCE. We suspect that buyer now feels very, very bad, because someone else just picked up the building's other penthouse, PHA, for only $9,418,812. The folks at PropertyShark point out that PHA was originally listed for $12 million in 2007 and saw a PriceUpper to $12.75 million last year, putting the recent sale at 26 percent off. The buyers are moving to the 3,240-square-foot penthouse from a 2BR on the UES, which they've listed for $2.195 million. But how'd they get such a good deal on the upgrade? Maybe they argued for a critic punching bag discount.
