Novogratz-Designed Penthouse Sells for $3 Million

Townhouse flippers and Bravo's 9 by Design reality stars Bob and Cortney Novogratz designed the duplex penthouse atop the new two-family house at 238 East 4th Street. Avenue B may seem like an odd location for one of the Novogratz's pricey pads (see 400 West Street), but here the Sixx Design masterminds are just hired guns?designer and writer Sue Hostetler built the house and kept the bottom four floors?and the 2,700-square-foot 3BR/2.5BA feels awfully restrained. So normal, in fact, that we wonder if the apartment ended up getting Novogratz'd at all. (It's not listed on their website.) But let's focus on the stuff that matters: The numbers game, of course!

The duplex was first listed at $3.75 million in March, a robust $1,388/sqft without including the big private rooftop decked in ipe, the urban designer's wood du jour. The price was eventually cut to $3.195 million as construction on the house progressed, and it went into contract last month. The sale recently closed at $3,027,375, nearly 20% off the original ask. The buyers are listed as Oscar Proust and Colleen Goujjane, who the Observer tells us own restaurant/marriage proposal factory One if by Land, Two if by Sea. It's the East Village penthouse funded directly by romance! Ain't love grand?
