First, the complaints about what is otherwise a decent Park Slope apartment: no outdoor space, fourth-floor walk-up would be a pain for families, and that tiny third bedroom. Commenter Jo Reynolds points out that the apartment is zoned for P.S. 282 so it "ain't going for anything over $700 per sf" (she's correct: it's $685/square foot). Most guesses overestimate the ask between $1.3 and $1.6 million, though assume the owners will settle somewhere in the $1.2 million range. Which means the listing is right on target, so kudos to the owner.
