Swank-Off Among Four New-to-Market Park Avenue Listings

New, 6 comments

StreetEasy is chockablock with new Park Avenue co-op listings, so we took it upon ourselves to round them up, showdown-style. Three are located on a five-block stretch of Carnegie Hill while the fourth contender resides on primetime East 74th Street, with a doubled pricetag to match. So what's more alluring in Park Avenue real estate: interior trimmings, cross street, park views, or pedigree? You be the judge.

Location: 1185 Park Avenue #14C (also listed here)
Asking: $6,995,000
Interior: Tasteful and textured taupes on a pristinely-renovated backdrop that call to mind a decorator with a penchant for Connecticut Country Lite.
The Bottom Line: 1185 is a luxury pre-war building designed in 1929 by renowned period architects Schwartz and Gross. The apartment has western views that look onto Park Avenue, Central Park, the reservoir, and the UWS skyline.

Location: 1100 Park Avenue #PHB
Asking: $6,350,000
Interior: Empty and white; ripe for the tricking out.
The Bottom Line: It may be a penthouse duplex, but it's only got six rooms. They look spacious enough, and that is a large terrace, but the unit is lacking the details that make Park Avenue co-ops so appealing.

Location: 1075 Park Avenue #6D
Asking: $6,200,000
Interior: Open and loftlike, with a mix of contemporary and mid-century detailing, like the wood trim, striated built-ins, blonde wood kitchen cabinets, and sleek semi-transparent screens.
The Bottom Line: Another full-service pre-war co-op in Carnegie Hill, though on a lower floor (so, less extravagant views). The feel is less traditional than its competitors but hell, we'd live there.

753834.jpg
Location: 800 Park Avenue, 5th Floor
Asking: $14,000,000
Interior: Intricate wall moldings, arched built-in bookshelves, and a wood-paneled library mean classic Park Avenue-as-decorated-by-your-WASPy-grandmother.
The Bottom Line: This spread is in a class of its own: much further down the boulevard in the coveted 72nd-76th Street range, and a full floor co-op with 100 feet of Park Ave frontage at that.
