The Andre Balazs development 40 Mercer, designed by starchitect Jean Nouvel, is home to plenty of stunning glassy nouveau lofts, but a newly listed unit is trying to claim building supremacy. The ninth-floor, 2,200-square-foot two bedroom has a lot of explaining to do to justify the broker's claim that "this is the corner residence that defines 40 Mercer." If it were up to us, we'd probably say the $13M, 4,200-square-foot four bedroom that sold back in '07 is the cream of the crop. After all, that unit has two operable curtain walls, almost twice the space, double-height ceilings, and "a private planted terrace with private pool." Granted, the new listing is priced at $7.6M, but we'd expect the ultimate apartment at celeb-studded 40 Mercer would also carry the highest price tag.
