Long-Stalled 179 Ludlow Actually Wants to Go Condo Again

Michael Goldberg, owner of 179 Ludlow, said this spring that he planned to bring the long-stalled "rat castle" back to life as a rental?a rental that would be ready, in fact, by the end of summer. We're long past that deadline, and?surprise!?Goldberg now actually has another idea. He appeared before Community Board 3 last night to explain that he wants the top five floors to be condos and the lower two to be commercial, just the way the building originally planned. Specifically, the apartments would be full-floor units, around 1,100 square feet each, and Goldberg is hoping for commercial tenants like a yoga studio or a soul cycle below.

There's just one problem: the plan would violate the Lower East Side's 2008 rezoning?hence Goldberg's visit to CB 3's land use committee for support for his needing zoning variance. The committee ultimately gave the variance a tentative thumbs-up, pending approval of the full board. Now 180 Ludlow will have a friend!
