One57 Penthouse Now Asking $110 Million, Thanks to 15 CPW

New, 33 comments

Whoops, did we say a $98.5 million penthouse? We meant $110 million. That's the new ask on a six-bedroom 10,923-square-foot penthouse at One57, the Midtown behemoth that recently had its official sales launch. The Journal found the PriceUpper details in building documents filed with the state attorney general. Another pricey duplex?the 75th- and 76th-floor 13,554-square-foot apartment with a glassed-in "winter garden"?is also asking more, with a new price of $105 million. In fact, Extell is raising prices throughout the building, so that there are now four apartments asking more than $50 million.

The big question, of course, is why?and the answer, of course, is Dmitry Rybolovlev's purchase of Sanford Weill's 15 Central Park West penthouse for $88 million. Extell submitted its PriceUpper plan around the time that the 15 CPW penthouse was rumored to have sold. "It has a very good psychological effect on the market," Extell prez Gary Barnett tells the Journal. "I like it." Inspired by Weill though he may be, we don't think Barnett will be copying Weill's plan to donate the $88 million to charity.
