We weren't very bullish on the prospects of 123 Third Avenue?which launched during some pretty dark days for the real estate market in the mess of humanity known as 14th Street and Third Avenue?but we also didn't have one correct Final Four team in our March Madness bracket. Clearly our Magic 8-ball is on the fritz. The skinny 19-story condo building appears to be entirely spoken for except for four penthouses priced between $3.6 million and $4.525 million. The average price-per-square-foot for all listings is $1,419/sqft, but we'll have to wait until closings kick off before we get the final numbers. And that appears to be soon. Some of the street-level plywood just came down, revealing an always exciting Capital One bank in the retail spot. Our views of the amenities/outdoor screening areas are still blocked, but we feel this Perkins Eastman-designed building has finally reached the Rendering vs. Reality stage. A bit on the dark side, no?
Not quite Dark Lord Chelsea territory, but we were expecting something a bit brighter. Then again, we'd hate to know what 14th Street traffic exhaust can do to a building over the years. A few more looks, including one of the "East Union Square" tower's skinny profile on Third Avenue, and one of the backside from points east along 14th Street.
