Are Stone Phillips' Renovation Plans Worth an Extra $1M?

It was in the not-so-distant past last July when we told you about Stone Phillips buying a penthouse at 45 Gramercy Park North. Well, it looks like the ex-"Dateline NBC" co-host has decided to try and flip the apartment, but without any renovations. The then $4.9 million listing implored you to "just bring your architect", obviously meaning the place needed a whole lot of work and updating done. Well, he brought in Michael Haverland, who has done work with Calvin Klein and taught at the Yale School of Architecture to design the new look for the apartment. The penthouse is back on the market asking $5.8 million, meaning those plans are apparently worth about $1 million. Will someone else finish what Stone started? Or is Michael Haverland not enough?
