Renovation with intent to resell is a high-stakes game at 92 Laight Street, the tower half of Tribeca's River Lofts. Not only do the makeover-minded have to compare their work to Gwyneth Paltrow's fuzzy nap zones, but there are a few owners already trying to make big profits on their apartments in the building (where Meryl Streep has a penthouse). So how did #12BD do? Pretty well, we'd say! The 3BR, 4BA, 3,838-square-foot apartment was "gut renovated and fully customized" before the owner put it on the market (and gave it its own website) for $12.5 million. (A piece of the combo, #12D, sold in 2006 for $4.87 million.)
A bit from the brokerbabble explains some of the more unique features of the redesign:
At just over 3800 square feet, the layout features 3 graciously-sized bedrooms, full-size fitness room, dressing room, maid’s/laundry room, 4 full bathrooms and a centrally located “conch-style” powder room finished in burnished gold leaf and hammered white bronze....The entire apartment is lofty and open, finished with wide plank Sapele floors with Japanese wax finish, 7-coat matte lacquer Venetian plaster walls, and a trimless design with reveals at the floors, door jambs, and windows. With acoustical attenuation throughout, every wall is insulated with two layers of sheetrock, the ceiling is hung using a neoprene system to isolate noise from above, and Quiet Rock was used on walls shared by adjacent apartment and building hallway.
