As we've said before in relation to Downtown Brooklyn hot topic Toren, few things make us happier than nice round sales milestones at buildings that strike our fancy. The latest from Toren: the building is 75 percent sold. That leaves 60 units to go, according to building reps, ranging from studios to 3BRs and asking between $307,000 and $1.48 million. How do those prices stack up to the closings so far? Let's take a look.
According to the data on the building's StreetEasy page, the average recorded sales price has been $663/square foot, a bit lower than the $693/square foot achieved in the first 100 closings. But the highest sold price has gone up since we checked-in last year. The winner is #3601, a a 3BR, 3BA that sold in January for $1.405 million (a 6 percent discount). There are two listings still asking higher prices, so that record may yet be beat.
