Tribeca Penthouse and Its Floating Limestone Stairs Now $2M Off

We're not sure how this penthouse at 45 Walker Street stayed off our radar for 146 days. But it stayed off buyers' radars too: after hitting the market in January for a whopping $16 million, it got a 13 percent PriceChop in March and another $2 million off the ask last night, for a fresh price of $11.95 million. The 4BR, 4.5BA apartment has 7,100 square feet indoors and another 1,700 outdoors, with a "restaurant-grade kitchen" and a "banquet-sized" dining room, plus a "floating limestone staircase with bronze custom-sculpted railing". And the larger of the two terraces has a koi pond. Is this all the product of a renovation? The listing doesn't say, but since the place last appears to have sold for $6.3 million in 2003, it's a possibility.
