When apartment 3J at 101 West 23rd Street hit the market in 2008, it came with this line in the brokerbabble: "OWNER SAYS SELL IMMEDIATELY!!" The owner's plea appears to have gone unheeded by buyers, even after a second listing in 2010, which is why we now find the 950-square-foot 2BR, 1BA co-op headed for the auction block on August 4. The suggested opening bid is $175,000, but as broker-blogger Malcolm Carter points out, whatever deal the winning bidder gets, there's still a painful maintenance charge of $2,463/month. The apartment last sold for $390,000 in 2004 and was last asking $420,000 last year. Predictions on the final sale price?
