Nary a commenter guessed at or above the magic number, though one estimated $2.6 million "if there's a doorman." (There is.) Several commenters put the ELLE Decor feature at a +25% premium, and almost everyone lowballed the ask due to lack of sunlight, a floorplan ill-suited to a 2-BR flex, and in one case, heavy construction on West 13th Street.
