Confirming a four-year-old rumor, maverick Extell developer Gary Barnett has begun building another Midtown Hyatt hotel right off Times Square at 135 West 45th Street. (Not to be confused with the 57th Street Park Hyatt hotel designed by Christian de Portzamparc or the commercial diamond district tower by SOM on West 47th.) The $300 million project will rise 53 stories, with air rights borrowed from the purchase of the commercial site on West 47th between Fifth and Sixth Avenues. (Interesting! Barnett declined to tell buddy Steve Cuozzo the name of the shadow partner working with Extell after the transfer of the three Midtown lots.
Barnett did reveal that "contrary to previous reports of a condo-hotel, the project will be all hotel, with a high-end ground-floor restaurant, a luxury spa and a rooftop bar."
