$12.5M Combo and $14.95M Townhouse Face Off at 40 Bond

New, 6 comments

Even though a mystery London family owns not one, not two, but three apartments in Noho's 40 Bond, apparently there's never been a combo opportunity in the building before. Or so says the listing for #4AD:

First offering of two adjacent apartments gives the opportunity to create a 3,886 SqFt half-floor residence with 4 bedrooms, 5.5 baths, and grand living and entertaining space. Generously proportioned 33' x 22' great room. The two master bedroom suites include spa bathrooms with wet rooms in seamless Corian embossed with the building's signature graffiti pattern. Additional 35' x 15' living room could be used to expand one of the master bedroom suites, create a media room, or provide additional living space. Truth in the trend? The possible combo can be purchased for a cool $12.5 million.
But #4AD has some serious competition from new-to-market #TH1 (not to be confused with the foreclosure-facing TH4). TH1 is on the market for $14.95 million, no combination required:
