Maybe 250 West Street, the slow-moving but lovely condo conversion of a Tribeca warehouse, had the right idea with the red carpet it put out for a broker open house early this year. The building is still essentially a construction site with only one model unit (above), but 22 buyers have signed contracts, with 11 more deals in the works, according to the Journal. The building was set to have 111 condos, but after seeing interest in large apartments, the developers?the Plaza's El-Ad Properties?have combined some 2BR apartments into 4BRs. Maybe it's the planned 61-foot pool that's luring buyers, or maybe there's pent-up demand for this particular building?the original on-sale date was spring 2009.
