Even fixer-uppers in buildings like 45 Sutton Place South often have asking prices upwards of $13 million. Not so #5E, which will hit the auction block September 27 with a minimum bid of $950,000, according to broker/blogger and auction tracker Malcolm Carter. Carter offers a few comps for the 2BR, 2BA pad, including #4E, which was listed for $1.775 million and then $1.599 million before it fell victim to bad market timing in 2008. Its brokerbabble gives a sense of the views from 5E:
"Feel like you are on board a yacht living over the water in a unique apartment designed with flexibility to fit your personal life style. A large master bedroom boasts views of the 59th Street Bridge and an en suite bathroom. In addition, there is a second full bathroom and a dining room with sliding doors? The eat-in kitchen is oversized and has a large window facing north." Predictions on how much #5E (for which there are no past listings to be found) will go for? Correct guesses win the entire jar of M&Ms.
