The Battle of the Recently Renovated, Multi-Million Dollar Houses

The sky is a depressing gray, our tans are fading, and we're already thinking longingly of summer, but friends, today is a great day. Why? Because there are two gorgeous, recently renovated townhouses newly on the market and perfect for a deathmatch. Contenders, into the ring!

First up is 16 West 12th Street, a 25-foot, 5BR elevator townhouse with a mix of antique decor and modern tech (pictured in the gallery above). The brokerbabble describes:

The contemporary 60' living room is offset by two prominent 16th -century stone fireplaces to accommodate elegant or casual entertaining . On the South wall there is a built in movie screen and projector. The modern eat-in-kitchen is replete with top-of-the line appliances and features an additional fireplace. French doors from the kitchen lead to a small terrace with stairs leading to an expansive cobblestone garden. Facing off against Hovnanian is a house that's cheaper and uptown-ier, 317 West 77th Street. The 8,000-square-foot, 6BR, Guerin Glass-gut-renovated house is back on the market after taking a short break to freshen up. This spring and summer it was asking $13.75 million, a price that's now been chopped to $12.999 million. The brokerbabble doesn't mention any giant movie screens or other high-tech toys, but there's plenty of Carrera marble that might satisfy:
