The Treadwell Farm Historic District covers only a small area: 61st and 62nd streets between Second and Third avenues. So any time a townhouse in the district comes on the market, we take notice. The latest property to come up for sale is 217 East 62nd Street, a 5BR, 4BA, 3,730-square-footer built in 1875. Notable features: a 20x50 landscaped garden and "a director's screening room with en suite bath, complete with drop down projector screen, Crestron system, Pullman kitchen and synchronized black out shades." The price for a lifetime of movie tickets: $7.995 million. Another townhouse within the historic district, at 244 East 62nd Street, is also on the market for a slightly more modest $6.995M. Is the screening room worth the premium?
