Two 60 Collister Units Seek $16M for Potential Combination

Apartments 1A and 1B at the American Express Carriage House?alias 60 Collister Street, 157 Hudson Street, and 6 Hubert Street?sold in August for $3,563,585 and $1,231,452, respectively. (That was 35.1 percent off the asking price of 1A and 34 percent off the asking price of 1B.) For some reason, the new owner or owners (the two apartments were purchased under similar LLC names) now think they are justified in listing a potential combination of the apartments for $15.9 million. Here's the brokerbabble's argument:

Currently setup as two separate and adjacent units with the ability to be combined, both 1A and 1B share striking architectural features such as cast-iron columns, oversize windows, original porte-cochere doors, exposed brick walls and voluminous 14-15' ceilings with original beams dating back to the 1500's. Upon combination, this expansive duplex would span the southwest corner of the building allowing the resident to enter the home via the Collister Street entrance staffed by a full time doorman or through the homes private entrance on Hubert Street. Hmm!

We're guessing the apartment pictured in the listing is #1A, because the decor looks rather similar to that of J. Crew president and creative director Jenna Lyons' old Park Slope townhouse, and #1A is the unit Lyons rented after leaving Park Slope—. Her design does make for some nice listing photos, at least.
