This 1BR co-op in the Gramercy Arms isn't exactly a sight to behold, but neither does it have any glaring flaws (the main one would probably be that all the windows face a brick wall, which isn't really all that terrible.) And, for a $600,000 apartment downtown, no obvious flaws is pretty good. The living room, bedroom, and kitchen are all nicely sized, the maintenance fees are under $1,000/month, and nothing seems to be actively falling apart—in fact, the apartment was somewhat recently renovated. Maybe no one told the owner, who bought the place for $595,000 in 2006, that you're supposed to quadruple the price after any type of renovation.
