It's been a full six days since our last mention of One57, and we simply can't go that long without talking about the building. Happily, building reps invited us to the Midtown sales office to hear more from architect Christian de Portzamparc and interior designer Thomas Juul-Hansen. And even more happily, the sales office is designed to look like a unit (down to the flatscreen TV in the bathroom) in the steadily rising building. It's been a few years since we've seen a sales office go to such lengths to impress prospective buyers?complete with a promo video heavy on the symbolic water imagery?and in honor of the occasion we're reviving an ancient Curbed feature, Show Us Your Sales Office. C-deP had one major design challenge with One57: the floorplans came before the architecture. And the key ideas behind the floorplans, according to Juul-Hansen and Extell execs, were space, light, and "graciousness." That means larger rooms than in many similarly-sized apartments: for example, a 3,200-square-foot spread that might be a 5BR in another building is a 3BR here. Unfortunately, we don't have a way to judge the floorplans for ourselves, because they aren't being released to the public. They're visible only to potential buyers who come through the sales office, where they can see floorplans projected on an IMAX-like giant screen in the mock living room. (Don't worry, we made sure to take a shot of that penthouse layout.) Speaking of giant projections, buyers also have the option to see photos?taken by a drone?of the views from any floor of the future building. High-tech!
According to Extell head Gary Barnett, 30 percent of the apartments are in contract or have contracts out. The building's gotten lots of buzz for its appeal to foreign buyers, but reps tell us empty nester New Yorkers make up another big subset of prospective residents. The building, inspired by buyer interest in the full-floor units, is reworking a few of the floorplans into combos. The condos top a Park Hyatt hotel, and buyers have access to hotel services. But they'll only be charged when they use those services, rather than paying an overall fee for hotel amenity access. Finally, a way to spin One57 as a bargain!
