Another Triangular Domino Falls on Flatbush Avenue

The owners of the triangular property where the Bergen Tile Co. store sits on Flatbush and Dean Street filed permits to build a six story development with 50+ rental units and almost 10,000 square feet of commercial space. This is the second triangular lot across from the Atlantic Yards development to go into transition in as many weeks. In late January, the owners of Triangle Sports at Flatbush and 5th Avenue put the building up for sale. Unlike the owners of Triangle Sports, however, PRD Realty doesn't plan on turning the property over to retailers hungry for space across from the new Barclays Arena.

PRD Realty's low rise development will be directly across Flatbush from the first planned Atlantic Yards residential tower? a smaller neighbor at just six floors. Building permit applications state that they were "filed in order to obtain denial and referral to Board of Standards & Appeals," telling Brownstoner that it's not feasible for the site to contain the 26 parking spaces as required. PRD Realty also built The Heritage in Park Slope, a Karl Fischer-designed addition to the neighborhood.
