This 3BR duplex in Cobble Hill should catch one's attention for the lack of an extra digit in the asking price—it's listed for $999,000. Not that it's impossible to get full-sized apartment in Brooklyn for under a million bucks these days, but unit B6C at 401 Hicks Street was fully modernized in 2005, so it has central A/C, new hardwood floors, an up-to-date kitchen, and all the other usual amenities you'd expect in a more modern building. 401 Hicks was built in 1858 and served as St. Peter's Church and Academy until its condo conversion. We (and others) may be skeptical of the third bedroom, which is identified as a sleep loft in the floor plan and looks like a nursery in the broker photos. That's more than made up for though by the inclusion of a terrace off the master bedroom. Possible downside: the BQE, of course, runs below grade alongside Hicks at that address.
