$20M North Moore Street Penthouses Compete for Buyers

There's a penthouse listing war brewing on North Moore Street, with three properties in the neighborhood of $20 million popping onto the market in recent weeks. The latest, as The Real Deal notes, is PHAC at 35 North Moore Street, Tribeca's Merchant's House building. The $19.95 million combo apartment is shown above; the brokerbabble highlights the 3,000 square feet of private outdoor space, including "the Japanese garden landscaped by Shin Abe," the custom floating staircase, and 50' of floor-to-ceiling windows in the great room. Possible concerns: the kitchen is a bit?imposing.

?The already on the market competitor, 35 North Moore's PHE/6E, has one immediate negative: the apartments haven't been combined yet. And they're asking a total of $18 million for the privilege of uniting them. But there are possibilities for 5+ bedrooms and 1,160 square feet of outdoor space.

?And then there's the priciest of the three, the penthouse at 39-41 North Moore Street, asking $21.5 million. Vital stats: 6,900 square feet, with a 2,300-square-foot roof terrace. Not bad! But perhaps it's hard to justify the ask when the apartment was last seeking $11.25 million in 2009?and there hasn't been a gut reno since. Here's the floorplan:
