This one-story warehouse on Box Street and Manhattan Avenue in Greenpoint might be headed for a new life?as a seven story rental building. The Brooklyn Paper reports that Domain Companies and TLM Associates recently picked up the site and plan to begin construction late this year. Rents would start around $1,900/month for 1BRs and $2,300/month for 2BRs. Amenities would include a courtyard, rooftop common space, fitness center, and underground parking spots. (The developers also want to participate in the 80/20 program, in which 20 percent of the apartments would be below market rate and available through a housing lottery.) The developers' justification of the pricing: the building is less than a 10-minute walk from public transportation and the rents are lower than comparable projects in places like Williamsburg or LIC. But are they low enough?
