Event: Open house in the duplex on the 25th/26th floor of St. James Tower, currently on the market for $8.2 million.
In the House: Brokers, Delicatessen chef Michael Ferraro.
Music: Smooth jazz.
Food: Pan roasted duck breast, tuna tartare, smoked salmon and caviar blinis, farro and spring vegetable salad. Ferraro killed it.
Overheard: "These views are what you're talking about when you talk about New York. Well, if you're talking to the right people."
25/26GG is what the brokers call "flexible." It could be a 4BR, a 3BR, or, as it currently stands, a 2BR for people who need enormous amounts of space to get dressed. We're referring, of course, to the his and her dressing rooms, which could be converted into third and fourth bedrooms. It probably makes the most sense the way it is, though, since the his and her bathrooms are only accessible through the dressing rooms. Also worth noting: the phenomenal views of the East River and Roosevelt Island.
