IBM and Microsoft were both rumored to be interested in leasing all of 51 Astor Place, but the first deal to be inked in the building is much smaller: the entire second floor will go to Hult International Business School, pending the approval of the state's Board of Regents. A school presence in the building is actually required by the site's zoning, which calls for 50,000 square feet of educational use. (There used to be a Cooper Union engineering building on the lot.) We'll be more impressed once the non-mandatory leasing begins. [Commercial Observer; previously]
