We may still be under the influence of the Times' recent profile of Carroll Gardens' charming-ness, but this 2BR, 1.5BA co-op is looking pretty nice. Not particularly spacious by any means, but comfortable. And pleasant. That's kind of what Carroll Gardens is all about, isn't it? The master bedroom is suitably large, the second bedroom is certainly large enough for a kid, and both have pretty sizable windows, which undoubtably offer views of some charming rose garden or farmers market. We're not sure why the walled-off dining room is necessary, but it's technically another room, so there's that. $695K seems maybe a little high for a co-op, but the maintenance costs are very reasonable. Is this one a buy?
