Which Greenwich Village Co-op Would You Buy for $700k?

New, 7 comments

Imagine you have around $700,000 to spend on an apartment and you've narrowed it down to two co-ops in the same neighborhood. How do you make up your mind? The answer is simple: you shove them into a metaphorical cage and let them battle it out until one emerges victorious. It's time for Real Estate Deathmatch.

Address 43 East 10th Street #3B 54 East 8th Street #3T
Price $679,000 $695,000
Maintenance $1,368 $1,902
Square Footage 650 n/a
Beds, Baths 1, 1 2, 1

Although the total square footage of 54 East 8th Street is a mystery, it looks to be slightly bigger overall than the 650 square feet of 43 East 10th Street, even counting 10th's loft area. In many ways, that loft is 10th's only saving grace as it not only provides extra living and storage space, but also means that the ceilings are extremely high. (Incidentally, does anyone else find it weird that this place is not being marketed as a 2BR?) In the end, this one will probably come down to how you feel about the recent updates that have been made to 8th, which also has a bigger kitchen, master bedroom, and living room. And a somewhat terrifying shower curtain. Maybe they'll throw that in. (There's also an odd stepping stone thing happening on the outside of that tub.)
