Usually, when an apartment listing contains a phrase like "unusual opportunity for a great deal" it is, at the very least, an overstatement. In this case, however, that phrase seems more or less accurate. This 1BR co-op is in a good location, has a nicely sized living room, exposed brick walls, a decent kitchen with a separate dining area, a small office area, a balcony, and a serious fireplace. (Those lights in the living room are less serious, but whatever.) And, best of all, it costs only $610,000 with $1,413 in monthly maintenance fees. The catch: it has a tenant in place for just over a year. However, as the brokerbabble is quick to point out, if you buy it now, you'll collect rent for the next eleven months, saving you even more money on your enviable Upper East Side prewar co-op. If you can stand to wait, it does seem kind of worth it.
