Two $900,000 Park Slope Co-ops Do Battle for Buyers

New, 7 comments

Imagine you have around $900,000 to spend on an apartment and you've narrowed it down to two fairly similar co-ops. How do you make up your mind? The answer is simple: you shove them into a metaphorical cage and let them battle it out until one emerges victorious. It's time for Real Estate Deathmatch.

Address 366 12th Street #3 44 Prospect Park West #E5
Price $899,000 $875,000
Maintenance n/a $1,082
Square Footage 1,400 n/a
Beds, Baths 3, 2 2, 1

Both these Park Slope co-ops are little secretive, which makes it a bit more difficult to judge them. The 366 12th Street isn't telling how much its maintenance fees are. If they're very high that could swing the match in favor of 44 Prospect Park West, but we just don't know. Prospect Park West, for it's part, is withholding its square footage, but it is almost certainly smaller than 12th Street, which is one bed and one bath up. Other things we know: Prospect Park West borders Prospect Park and it appears to be much more recently updated.
