This week's Pricespotter guesses were a little low of the mark. The median guess of $1.4 million was 18% shy of the actual $1.7 million that the fourth floor owner of 436 East 11th St. is asking. The high-ball guess came from someone who gleaned a remarkable amount of information from the broker photos:
The living room is wider than most townhouses. The den makes a perfectly functional office. The bedrooms while small beat any sleeping loft with a 6' or lower ceiling. There are two walk-in closets. There's no urgent need for any work. The floors and windows are in very good condition, as is the kitchen cabinetry. The neighborhood is better than it's ever been. I'll go out on a limb and high-ball it. $1.95M.If the owner needs a new broker, he'll certainly know where to look for one.
