The townhouse at 238 East 4th Street got Novogratz'd a few years back, and now it's time to test the market! The full 23-foot-wide building is up for sale, the Journal reports, for $12.4 million. It's currently split into two units, but why just buy half when there's single-family potential? The downstairs unit, the 6,500-square-foot pad owned by Sue Hostetler and Jon Diamond, has been on the market for $8.5 million since April. The penthouse space is new to the party, and is available because owners Oscar Proust and Colleen Goujjane want to move closer to their restaurant, Greenwich Village's One if By Land, Two if By Sea.
Proust and Goujjane spent $3,027,375 on the penthouse in 2010, about 20 percent off the property's first asking price. The place was rather light on Novogratz touches like basketball domes. But a single-family mansion conversion now could work those in. And maybe, with the whole home on offer, Daniel Craig and Rachel Weisz will come back.
