765 Park Avenue, a Rosario Candela-designed co-op building on the Upper East Side, has a few other units on the market, but this one is by far the most affordable (everything being relative) at $8,500,000. The other three are all 5BRs asking between $23 and $27 million and, while everyone certainly loves a good Park Ave Candela co-op, apparently nobody loves one that much—the priciest one has been on the market for almost an entire year. Things are looking better for #5A, however, as its absurdly decorated upstairs neighbor, a 2BR, just entered contract after being listed for $7.775 million. If that apartment could find a buyer who was willing to pay somewhere close to $8 million for a place with a Roman fresco painted on the bedroom walls, we'd say #5A has a pretty solid shot at getting close to its ask.
