A 32nd floor condo at One Beacon Court arrived on the market in late August, seeking $14 million. The owner, Rock Creek Capital founder James Dahl, got close to that: $13.57 million, the Observer reports. Which is nothing out of the ordinary for a building like One Beacon Court, where major flips are almost routine. What is noteworthy about the Dahl sale is that it has set a new price per square foot record at One Beacon Court, of $5,622/square foot. Boom!
One of the brokers on the listing, Asher Alcobi, tells the Observer the price was due to the wall of windows overlooking Central Park and the apartment's 750-square-foot terrace. Here's the floorplan:
