In more news proving that New York is not shying away from developing flood-prone areas, DNAinfo reports that plans have been filed for a six-story apartment building less than two blocks from the Gowanus Canal. The lot, 454 Carroll Street, is currently empty and zoned for manufacturing, but the owner/developer, pediatrician Michel Cohen, is seeking a variance to allow for the new building. The new building would add to Cohen's miniature Gowanus real estate empire, as he already owns the neighbors at 456 and 458 Carroll Street, both of which are three-unit apartment buildings. He also has plans to build a single-family home at 463 Carroll Street.
In 2011, two years after he first moved to the neighborhood, Cohen told New York magazine that he thought Gowanus was like "a little village." Soon, though, his quiet little village will be just across the Superfund canal from Lightstone Group's colossal 700-unit rental building.
