Two Central Harlem Duplexes Enter, Only One Will Leave

New, 6 comments

Imagine you have around $650,000 to spend on an apartment and you've narrowed it down to two condos in the same neighborhood. How do you make up your mind? The answer is simple: you shove them into a metaphorical cage and let them battle it out until one emerges victorious. It's time for Real Estate Deathmatch.

Address: 105 West 119th Street #1 555 Lenox Avenue #1A
Price: $625,000 $574,000
Common Charges: $622 $1,654
Square Footage: 1,280 1,642
Beds, Baths: 3, 2 2, 2.5

? Smaller and more expensive usually isn't a good combination, but location is important too, and 105 West 119th Street is 19 blocks south of its counterpart. It's also considerably homier, with its exposed brick, hardwood floors, and cute little spiral staircase. The private back garden, however, appears to be in poor condition. (It's also already in contract, but let's just pretend it isn't).

? 555 Lenox Avenue, aka The Savoy West, may have 166 percent higher common charges, but what the extra $1,032/month gets you is a full service building with a doorman, gym, parking, bike room, storage, and a rooftop terrace. It also gets you a much bigger apartment with classy finishes (and a pretty uninviting lower level).
