A new 78-unit residential complex is set to rise 13 stories on an empty lot at East Houston and Ridge Streets, the LoDown reports. The land?327-329 East Houston, 331 East Houston, and 163 Ridge Street?sold last summer to a developer for $12.4 million. Halpern Real Estate Ventures is behind the project and Stephen B. Jacobs Group is the architect.
The developers will go before the local community board on Feb. 5, and they want the project to be a part of the city's inclusionary housing program, which would allow them to build higher in exchange for some of the units being affordable housing. In this case, 16 of the 78 apartments?five studios, eight one-bedrooms, and three two-bedrooms?would be available to lower income families. No permits have yet been filed with the Department of Buildings.
