After a rough introduction six years ago, the FLAnk-designed condo building at 441 East 57th Street has settled nicely into the neighborhood. At least one of its initial haters had such a change of heart she moved in, and after some early pricechoppage, the building's asks are back in line with the neighborhood. In fact, this two-triplex combo in the building recently hit the market hoping for an even $13 million. It last sold in early 2010 for $9,418,812.
The brokerbabble is extensive. Here's an excerpt:
Absolutely no expense spared on the rich, custom Eric Cohler Design masterpiece with top-of-the-line security system and Control 4 touch screen smart system, white venetian plastering on the walls and ceilings, gray distressed wood floors throughout and elevator access on multiple levels. As you enter through the foyer and step into the spectacular double-height living room with custom mahogany cabinetry, an eco-smart fireplace made of milk glass and a 16 foot wall to canvas your artwork. Lead your way to the large private garden which is an entertainment paradise featuring an in-pocket motorized TV, Viking barbeque, ivy covered walls and a retractable awning for complete privacy and an additional eco-smart fireplace. The lower level currently hosts a state-of-the-art gym with steam shower plus a media room which includes an 80" TV, Loro Piana upholstered walls, built-in subzero refrigerator and ice maker, custom lighting, rosewood cabinetry and skylights to the garden. The professional chef's kitchen includes custom maple cabinetry, Calcutta counter tops, Subzero refrigerator, La Cornue oven and a Kohler sink. The dining room features a wall of windows facing south and east overlooking tree-lined East 57th, a Viking 150-bottle wine fridge plus a large pantry for storage and kitchenware. Ascend to the third floor, ideally set up for guests, are two separate bedrooms. The north side guest bedroom silk carpeting, upholstered walls, cedar closets, electric drapes and an ensuite bathroom with Grohe rain shower and a Toto toilet. The south side bedroom has hardwood floors, custom double closets and electric pocket shades. That's not even touching on the master bedroom, which has silk carpeting plus cashmere electric drapes. Then there's the top floor, a private study, which is "accessorized with a cedar sauna and rain shower for convenience." That's the life.
