The lot at 35 Cooper Square continues its journey from historic house to 13-story dorm as developer Arun Bhatia's plans have now been approved by the city. We still don't know which institution of higher learning the student housing is for (Cooper Union and NYU seem like the frontrunners), but paperwork on file with the DOB indicates that the building will be designed by Kossar + Garry Architects and contain 55 units and 3,517 square feet of commercial space.
Bhatia did little to endear his project to the community when he bought the 1825 Federal-era house in 2010, and news of the purchase launched a significant but ultimately failed effort to have it landmarked. Eventually, he told preservationists that he would consider not demolishing the building and then promptly had it razed. News that the site would become a 9-story (later upped to 13-story) dorm has been met with a similar level of disdain. "Just what this neighborhood needs," writes an EV Grieve commenter. "More under age bar crawl customers with no roots in the neighborhood to woo woo away their nights and recover during the day while they shop in the chain stores that remind them of home."
