In January, an empty lot at the corner of Bridge and Water Streets on the edge of Vinegar Hill sold for $6 million, and Brownstoner noted that the property was "ripe for residential development"?and they were right. A tipster sent the above photo of construction signage at the site that shows what the future holds. It's a seven-story apartment building being developed by Greystone. AB Architekten is the architect of record, and permits filed with the Department of Buildings show 27 units. Amenities include bike storage, a recreation room, and seven indoor parking spaces. Our tipster heard from a broker that the building will be rentals.
AB Architekten has a few more renderings of the building, which show less brick and more metal. Their description of the project may be a little outdated (they note a much larger garage), but here it is:
Ground floor retail and 7 stories of residential units are contained within a corner building. Sliding solar shutters on the south and west-facing street facades reduce heat gain and energy consumption. An unattended, fully automated parking garage provides space for 60 cars below grade. A gym and private storage units are located at the first cellar level.A common roof terrace over the 8th floor is accessible to all units.
No heavy construction has started at the site, but this morning workers were doing some surveying. According to DOB filings, a new curb cut will be created for the garage.
