A proposal to rezone some 530 blocks in Ozone Park, Queens is nearing its final approvals. The plan would preserve the low-rise nature of residential blocks, which mostly consist of two- or three-story houses, while encouraging taller mixed use development, up to 50-feet, along commercial corridors. The rezoning was spurred in part by the New York Racing Authority selling off vacant parcels near the Aqueduct Racetrack because residents worried developers would snap up the land and build 30 or 40 story towers.
