The owner of 463 Carroll Street, Michel Cohen, actually controls a mini fiefdom along the thoroughfare in Gowanus, with numbers 454, 456, and 458 under his belt. He plans to turn them all residential in a mostly industrial-zoned area. Number 463 is of particular note, though, because, as Brownstoner first noted, he's undergoing a major renovation there with Opera Studio to convert the termite-ridden, DOB-violation-earning three-family row house into one modern single-family home.

The listing is already up, with renderings galore?expect new front and back facades and a completely new interior speckled with wooden features. The end result: a three-story (plus cellar) 4BR/3BA that totals 2,770 square feet and comes with a parking space. Occupancy is expected in the spring or summer of 2014. The ask for this gut reno-in-progress? $2,649,000. Cohen bought it for a mere $600,000 in September of last year. Nice flip, if it happens.
