Buy This New Upper East Side Condo Building For $16 Million

A petite condo building on East 74th Street rose in the last year. Now, after the eight luxury units debuted on the market two months ago, the whole shebang is for sale. For $16 million, a buyer gets six full-floor residences with two beds and two baths, plus a duplex garden apartment and a duplex penthouse. Oddly enough, it's categorized as a townhouse. And 18BR/18BA townhouse.

Now for some history. When it was still four stories—now it's nine—234 East 70th Street was bought by an identity-shielding LLC for $3.5 million in 2006. Still available: one floor-through residence currently priced at $1.85M, and the penthouse asking $4.3 million. Two of the apartments are already in contract. Some quick addition means that the whole building is worth just about the sum of its parts—and considerably less than many single apartments for sale right now. Designed by architect Ariel Aufgang, the facade is made of black granite with mahogany windows, and all the units have keyed elevator entry. Most have private outdoor space, though there is a shared roof terrace.
