It's been awhile since we checked in on the Larstrand, the Friedland Properties and Rose Associates rental rising at 227 West 77th Street, and the 181-unit rental development has come a long ways. Designed by SLCE Architects, the 20-story tower, as New York YIMBY remarks, isn't ugly, but just kind of bland and boxy. The building should be complete by the end of the year, and the Times reported that the units will range from 480-square-foot studios to 1,700-square-foot three-bedrooms. The three-bedrooms will be corner apartments with views of Broadway and rent for $90/square foot, while the 700-square-foot one-bedrooms will fetch about $80/square foot. Twenty percent of the units will be offered as affordable housing.
The interior of the building sounds a lot fancier than the exterior looks. Apartment kitchens will have quartz kitchen, Bosch appliances, and Bertazzoni ovens, and the bathrooms will be outfitted with radiant floor heating, defoggable mirrors with built-in TVs, Kohler tubs, and Italian tiles. Building amenities include a landscaped 4,800-square-foot roof deck with an outdoor movie theater. The ground floor and two lower levels of the building will have 40,000-square-feet of retail, 9,800 of which will be occupied by a CVS.
