For all the fanciful plans that have been conceived for 980 Madison Avenue?tubular Norman Foster tower! bronze-clad rooftop addition!?the block-long retail/office building is still just a boring low-rise structure. And now, instead of hanging onto it and attempting to redevelop it once again in a better market, owner Aby Rosen is trying to sell the building. Crain's reports that the building could sell for as much as $100 million. (Rosen appeared in danger of a loan default in 2011, but apparently that problem has been taken care of.)
Rosen went through a long back-and-forth with the community?including an irate Tom Wolfe?in an effort to get the two Norman Foster designs for the site (those are them, above) approved. Those designs were, in fact, given the Landmarks Preservation Commission okay in late 2009, after losing a floor, changing colors, and getting a setback. But the project was never started. Would any developer dare to try again?
