Carriage House Combo Now Setting Its Sights Slightly Lower

The people who purchased apartments 1A and 1B at the American Express Carriage House (at Collister/Hudson/Hubert Street) never combined their pads, for which they paid $3,563,585 and $1,231,452. But they expect the apartments' next owner to pay handsomely for the privilege to do just that. The potential combination hit the market in October for $16 million, but after no sale, the listing came off the market in January. It recently returned with lowered expectations: the new ask is just $12.75 million.
The pictures on the latest listing are rather bland, so we've re-used the gallery from the old listing, when J. Crew president and creative director Jenna Lyons inhabited the place. And here's the floorplan, for a sense of the combo potential:
